Our Process
Step 1
Design
We start with a no-charge consultation to discuss bedrooms, living areas, site, timing and budget. We conduct some preliminary investigations on the transport route and property access which may require a site visit before we ask for any preliminary agreement or money. You can have us design a home tailored to your lifestyle and site, or choose our architectural service (refer to Architecture Light). Once you sign a Preliminary Agreement, we finalise design changes and begin construction drawings, engineering and soil testing, and prepare drawings for council. Our client liaison consultant will also book your two-day selections with our suppliers once your DA is lodged.

Step 2
Price
We use a plain-English, fixed-price contract—the price you sign is the price (unless you request an achievable change during the build). Your proposal includes an allowance for transport and any likely contingencies; deposit is 10 per cent of the contract sum, with stage payments during construction and final 10 per cent prior to handover. The $8,800 Preliminary Agreement you pay at “Finalise Designs” is credited as part of your contract price.

Step 3
DA Stage
We can introduce you to our planning consultant (fee proposal on request) who liaises with council and prepares your application, or you may self-submit. Council approval (whilst it varies) is outside of our control and the state average is 20 weeks. Application fees are paid to your council (we can help estimate these). We prepare the full DA document set, including architectural drawings and engineering certifications, and assist in arranging any required site reports (e.g, effluent, biodiversity, BAL etc)

Step 4
Draft Plan
After the Preliminary Agreement, we complete construction drawings, engineering and soil testing to lock in your draft plan for approvals and pricing. On approval, we confirm an available building start time, and construction generally takes around 24 weeks from that start of building. Three to four weeks prior to delivery, we install our pier stumping system on site so join-up can proceed smoothly.

Step 5
Inclusion choice
Our standard inclusions feature double-glazed windows/doors, steel framing, quality insulation and energy-efficient appliances. Upgrade options are available across finishes and fixtures. Your two-day selection process is guided by our client liaison consultant to match your taste and budget. You’re welcome to inspect your home during the build and before it leaves our factory; on site, our specialist crew completes join-up in 2 to 4 weeks, your electrician and plumber finish connections, and we provide all documents and certifications at handover (with a little surprise gift too).
