Gunning

Positioned on gently sloping rural land at Pucketts Lane near Gunning, this elevated three-bedroom modular home was designed to sit confidently above the landscape while responding carefully to site conditions.

The home itself is lifted on steel framing, allowing it to step lightly across the fall of the land while maximising panoramic views across open paddocks and rolling granite hills. The elevation not only reduces ground disturbance but also enhances airflow, stormwater control and long-term structural stability.

Externally, the design embraces a contemporary rural aesthetic. Horizontal cladding, a skillion roofline and deep overhangs create clean architectural lines while protecting the façade from the elements. The broad front deck runs the full width of the living zone, acting as an outdoor room and connection point between house and horizon. Steel balustrades and exposed structural members reinforce the honest, functional character of the build.

Internally, the home opens into a light-filled kitchen and living space framed by large double-glazed windows that capture uninterrupted rural outlooks. The kitchen is designed for durability and efficiency, with simple modern cabinetry, generous bench space and a movable island that adapts to daily life. Timber flooring brings warmth, balancing the steel structure and crisp white interiors.

A central wood heater anchors the open-plan living area — essential for Gunning’s cool winters — while insulation and thoughtful orientation support passive solar gain during colder months.

Bedrooms are positioned for privacy and outlook, with high-set horizontal windows inviting natural light while maintaining thermal performance. The bathrooms continue the clean, contemporary palette with floor-to-ceiling tiling and a freestanding bath that reflects both practicality and comfort.

This Gunning project demonstrates Prominda’s ability to integrate geotechnical insight, rural planning and modular precision into a cohesive outcome. Delivered from our Lockhart facility and installed with efficiency, the home reflects our commitment to building resilient, energy-conscious homes tailored specifically to regional NSW.

A detailed geotechnical investigation classified the site as Class S – slightly reactive soil with highly weathered granite bedrock beneath sandy clay layers

This informed the footing design and foundation strategy, ensuring the dwelling was anchored into natural ground with appropriate drainage and long-term performance in mind. For Prominda, building in rural NSW is never guesswork — it begins beneath the surface.

Elevated, robust and grounded in its landscape — this is rural modular living done properly.
